职位介绍:

运营参与方部门负责制定和执行迪士尼主题乐园,度假区及迪士尼小镇第三方餐饮与零售合作的战略。该部门还负责开发并实施度假区内的任何其他第三方的运营协议。

 

上海迪士尼度假区运营参与方经理的首要职责是为迪士尼小镇第三方运营方及其他配套设施建立租户关系并且执行和管理租赁协议。运营参与方经理亦对进行中的租约提供持续的支持与服务。基于租户现状表现分析,以及行业与消费者洞察调研报告,此职位需要协助开展并制订招商相关的策略与财务分析,并且与公司内部其他商业团队合作,为高级管理层提供可行的建议。此职位将直接向上海迪士尼度假区运营参与方总监汇报,并会与迪士尼美国运营参与方团队有密切合作。

工作内容:

·        研究与发展:关注行业动向,进行趋势分析并依照主要餐饮和零售类别(如服装,配饰,鞋类等)建立并维护品牌的有效资料库。

·        分析和尽职的调查:提供财务和租赁估值模型,进行租户和合约的事前准备与调查;针对不同客户提供创新的业务解决方案。

·        业务拓展和租约签订:根据招商策略寻找潜在客户,洽谈新的意向书和租赁合同(包括更新现有的租赁合同),主导服务协议和各项方案的谈判。

·        租约签订后,运营参与方经理将与运营部及华特迪士尼幻想工程合作完成以下工作:

·        租约管理:作为租户管理者,通过监督审批,维持上海迪士尼度假区的标准,及确保日常检查工作的进行;作为业主代表来监管工程建设和督促租户改善项目; 协助制订和实施符合国际品质衡量的标准与流程。

·        分析及商业计划:密切关注迪士尼小镇租户业绩,提供相关分析报告及提议以实现最大化资产的租赁利用率;协助预测并编列租户的营业收入和项目的支出预算。

·        宾客/客户满意度:培养与租户高管及本地团队的关系;发展,推动和管理运营参与方;为上海迪士尼度假区的领导层提供支持和建议。

Job Summary:

 

The Operating Participants team develops and implements strategies related to the 3rd party operating relationships within the Disney theme park, resort and Disney town. This function also develops and implements any other third party operational agreements for the resort.


Within the Shanghai Disney Resort Operating Participants team, the primary role of the Operating Participant Manager is to establish relationships and to execute and manage tenant agreements specifically with third party operators for Disney town and for other supporting resort facilities. The Operating Participants Manager will also be responsible for supporting the on-going servicing of these lease arrangements. The Operating Participants Manager is expected to assist in initiating, developing and supporting sound strategic and financial analyses from current tenant performance analyses, industry and consumer insights research and by partnering with internal lines of business within the Shanghai Disney Resort to develop actionable recommendations to Operating Participants and Shanghai Disney Resort executive management. The Operating Participants Manager will report directly to the Director, Operating Participants at Shanghai Disney Resort but will also partner closely with Disney’s Operating Participant team in the US. 

 

 

What You’ll Do:

 

·        The Operating Participant Manager should be able to demonstrate experience doing the following:

·        Research & Development: Monitoring industry activity, conducting trend analysis and maintaining an active database of prospective F&B and retail tenants by major categories, (i.e., Apparel, Accessories, Footwear, etc.).

·        Analytics & Due Diligence: Providing financial and lease valuation models; conducting tenant and deal due diligence; offering creative business solutions

·        Business Development & Lease Execution: Approaching potential tenants according to tenanting strategy, negotiating new letters of intent (LOIs) and leases (and potentially renewal of existing leases); negotiating service agreements and package plans;

·        

·        After lease signing, the Operating Participants Manager will partner with Operations and Walt Disney Imagineering to do the following:

·        Lease Management: Act as contractor administrator by overseeing approvals, adherence to Shanghai Disney Resort standards, and ensuring routine audits are conducted; acting as owner’s representative on construction and tenant improvement projects; assisting with the development and implementation of global qualitative measures and processes.

·        Analysis and Business Plan: closely monitor Disneytown business performance, provide analysis report and recommendations to maximize tenant utilization of assets; assist in forecasting and budgeting tenant revenues and project expenses.

·        Guest/Client Satisfaction: Nurture business relationships at the corporate executive and local levels; developing, driving and managing Operating Participants; providing guidance and support to Shanghai Disney Resort Leadership.

·        5 – 8 years of relevant work experience in leasing, asset management, real estate development, operations or other related field in China

·        Knowledge of retail industry, development, and operations

·        Bachelor’s Degree in Business or other related field

·        Strong negotiation skills, and experienced with contractual signing

·        Strong financial analytical skills, able to read behind data, strategic thinking

·        Demonstrated success as an effective negotiator/partner/collaborator/influencer

·        Ability to develop practical business solutions, to forecast trends and to deliver results

·        Ability to scope, create and analyze financial and valuation models

·        Detailed knowledge of Chinese retail markets and Chinese business practices

·        Ability to prioritize and multi-task work flows

·        Refined bilingual written and verbal communication skills

·        Advanced proficiency in MS Office suite

·        Bi-lingual: English / Mandarin

·
