SUMMARY

 

Key roles and responsibilities of the Director of the Capital Markets Department are:

 

I.              To generate and execute business in the acquisition or disposition of investment and development properties on behalf of investment and development clients, and to take responsibility for the profitability of the Department.

 

II.             To service existing clients, nurture client relationships and cultivate repeat business and referrals.

 

III.           To lead and manage a team of managers and assist your senior directors in the day-to-day management of the Department.

 

IV.           To carry out any other assignments as directed by your senior directors or the Management

 

 

ESSENTIAL DUTIES

 

1)    Generate business and execute instructions in respect of the acquisition or disposition of investment and development properties on behalf of investment and development clients. You are expected to make consistent efforts to

 

a)    Keep abreast with market developments and constantly source for market leads and information.

 

b)    Generate creative investment ideas/solutions for clients.

 

c)    Build a track record for yourself and the Company as leading local market or cross-border players.

 

Business-generating activities include but are not limited to: developing local market and cross-border contacts, conceptualizing and making marketing pitches, market research, investigative legwork, tapping media information and word of mouth, cultivating existing client relationships, effective follow-up of client databases, and activities in publicity, public relations and promotion.

 

2)    Service existing clients, nurture client relationships and cultivate repeat business and referrals for the Company. This task entails, among other things, effective continual client contact and follow-up.

 

3)    Follow guidelines and carry out instructions from the Department’s senior directors and work as part of a cohesive team to identify business opportunities and meet business targets.

4)    Lead, supervise and assist the Department’s team of managers and negotiators to achieve business targets, i.e.: in pitching for business, negotiation, deal construction.

 

5)    Be responsible for quality control in the Department. This includes quality control in staff performance as well as products and services. You are expected to fulfill the following responsibilities:

 

a)    Help nurture staff quality by providing advice and assistance to junior team members.

 

b)    Be watchful of substandard performance from team members and ensure that staff performance meets with the Company’s quality standards.

 

c)    Identify and implement remedial measures or training to address poor performance.

 

d)    Take principal responsibility for the quality control of all work for which you are responsible. You should assist in the setting up and enforcement of effective due diligence procedures for ensuring such quality control:

 

i.              The due diligence procedures should put in place several lines of defense for vetting the accuracy and quality of all offer letters and outbound reports such that they must be checked by more than one senior executive before their release to clients.

 

ii.             You should play a principal role in conducting and enforcing such due diligence, i.e., personally vetting the accuracy and quality of the documents that you oversee, particularly in respect of methodology, calculations and legal ramifications.

 

iii.            Ensure that such due diligence is enforced on a daily basis on all work for which you are responsible such as reports, investment particulars, reviews, proposals, brochures and presentations for clients and other parties.

 

6)    Assist your senior directors in the day-to-day management of the Department. You are expected to help supervise the sales, secretarial and administrative functions of the Department, and co-operate with other departments when appropriate in all matters relating to the generation of business and the running of the Department.

 

7)    Assist in conceptualizing and organizing the Department’s marketing programmes and other activities in respect of client instructions. These activities include: leading or conducting marketing pitches and client presentations, public relations/promotional events, advertising activities, and the production of marketing materials such as proposals, investment particulars, Power Point presentations, press releases, brochures, mailshots and other promotional materials.

 

8)    Assist with the setting up of filing and client database systems. Take responsibility for the management of these systems and databases and ensure that they are kept current.

 

9)    Lead by example, not only the efficient performance of duties but also compliance to all Company policies, and instructions and standards of conduct.

 

10) Assist with the activities of the Research Department when required to do so.

 

11) In the course of client contact, be mindful of sourcing for new business not only for your Department but also other departments of the Company. You are expected to pass on leads and market information to the relevant departments or department heads for action with a view to generating business for the Company.

 

12) Carry out any other assignments as directed by your senior directors or the Management. 


任职条件

·      Minimum 10 years’ relevant working experience.

·      Degree holder in real estate or equivalent.

·      Fluent spoken and written English and Mandarin

·      Competent writing skills and an analytical mind. Specifically, the ability to articulate and encapsulate in a summary the mitigants, risks and returns of a property being considered for acquisition or disposition and to set out the financial summary of returns expected from the course of actions chosen.

·      Essential educational or professional qualification necessary for successful job performance.

·      A high degree of mathematical skills and the ability to run both sensitivity and discounted cash flow analyses on future income flows, as well as a sound knowledge of the methodology of property investment analysis generally.

·      Proficiency in a variety of popular computer software applications such as Microsoft Word, Excel and PowerPoint.
