助理施工经理

职位介绍:
作为助理施工经理,您将作为设施资产管理部门项目施工的主要负责人,按照上海迪士尼度假区的安全及质量标准管理供应商及承包商的现场施工活动,提供全面的施工协调及支持。 这些项目种类包括维修、新建建筑物或构筑物施工、机电安装、主题饰面及假山塑石,标识标牌、内装修、区域开发、特殊活动等等。
助理施工经理领导并提供专业意见来组织推动项目日常施工活动,需要保持与项目经理、计划工程师、项目协调员及承包商团队紧密合作,协调设计、设施服务部门及各职能部门,确保项目的目标实现。
工作内容:
• 管理设施资产管理部门的项目施工,包括项目规划、现场施工实施及移交阶段。
• 担任部分项目的全职施工经理,全过程负责现场的施工管理,包括人员,材料,机械,以及进度,质量,安全管理,承包商管理,并负责组织项目的节点验收和竣工验收。
• 协助施工经理及项目经理与各团队成员和各参建单位密切沟通。
• 负责现场施工管理活动,包括 :
o 安全文明施工
o 日常施工管理
o 管理施工深化图及材料报审的流程
o 负责项目实施过程中现场施工文档的管理
o 现场施工会议
o 确保按图施工,符合迪士尼的现场管理规定和标准
o 项目验收及尾项清单
• 与乐园安全部门合作并管理施工安全流程,对现有承包商的安全表现进行定期考核。
• 准备施工计划和关键日期目标,确保项目目标能够与供应商、承包商及各项目参与方充分沟通,确保项目计划按目标实施。
• 定期对在建项目的施工质量检查。提供各项目施工进度及质量报告,施工监督及质量控制。
• 支持部门的改扩建项目的关键节点及完工验收工作,解决质量问题关闭。
• 施工及安全数据统计及报告,包括安全工时,项目信息,建筑垃圾数据,人员等数据。
• 承包商办公区的管理,对承包商办公区统筹及管理,定期组织安全检查,满足上海迪士尼度假区对消防及安全的要求。
Assistant Construction Manager
Line of Business: Facility Operation Service
Location: China, Shanghai
Job Summary:
Assistant construction Manager will act as leader for Facility Asset Management team projects’ construction, manages vendors and contractors field construction to meet Shanghai Disney Resort safety and quality standard, provides overall construction coordination and supervision. The projects include facility maintenance & repair, new facility or structure, Mechanical and electrical installation, theme finishes & rock work, graphics & signage, interior finishes, area development, special events, etc.
You will be responsible for the day-to-day field construction management, provides leadership and technical expertise to drive construction activities, working closely with the Project Manager, Planner, Coordinator and contractor team, interfacing with Architecture and Facility Engineering, Attraction & Facility Engineering Service and other Lines of business.
Key Responsibilities:
• Manages construction efforts on Facility Asset Management projects through planning, execution and handover. Night shift might be required as per project need.
• Worked as a full-time construction manager for some projects, responsible for the whole process of on-site construction management, including personnel, materials, machinery, schedule, quality, safety management and contractor management; And responsible for organizing the key point acceptance and completion acceptance of the project.
• To assistant construction Manager to coordinate with project team members and all parties.
• Responsible of all site construction activities including;
o HSE
o Day to day management of on-site construction.
o Monitors material submittal and shop drawing process.
o Responsible for on-site construction documents.
o Site construction meetings.
o Compliance of construction activities with design, Disney site regulations and standards.
o Responsible Final inspections and punch list making.
• Manages the construction safety program in close coordination with Shanghai Disney Resort Safety department, setup regular safety performance review with contractors
• Develop construction schedule and milestones, communicates project goals to project stakeholders, contractors and vendors. Ensures that all project goals and deadlines are met and on target.
• Develop construction quality inspection procedure, conduct construction quality inspection, organize joint acceptance for project completion together with related stakeholders
• Regular inspection of construction quality of projects under construction. Reports out on progress, schedule and quality. Monitors construction and quality control
• Support the IFP project key point and completion and acceptance work, find and push on the quality problem closure.
• Construction and safety data statistics and reports, including safe working hours, project information, construction waste data, work time and other data.
• Manage the contractor's office area, coordinate and manage the contractor's office area, organize regular safety inspection, and meet the requirements of SHDR on fire protection and safety.
• Coordinates with governmental and utility agencies
• Coordinates with other Shanghai Disney Resort departments
• Adherence to all personnel policies and company handbooks
我们希望您:
• 具有施工管理、建筑科学或工程相关本科或以上学位。
• 有8年以上施工管理经验或设施运营维护经验,具备设施服务或迪士尼幻想工程施工管理经验者优先考虑。
• 具备娴熟的计算机演示文稿的编辑能力并能进行独立陈述汇报,具备电子表格和文字处理技能。
• 具备流利的中英文双语能力。
• 具备丰富的现场施工管理经验,必须能熟悉并完全理解施工图纸的表达方式。
• 具备管理施工流程和文档(深化图、文档控制、尾项清单)的经验。
• 具备施工现场管理经验,熟悉施工图纸用语并能理解图纸内容。
• 具备很强的项目管理及沟通能力。
• 理解并遵守公司及部门的规章制度及流程。
Desired Qualifications:
• College degree in Construction Management, Civil Engineering, Building Construction, Engineering, Architecture, or related profession
• 8+ Years’ job related experience, Facility Operations Service or Walt Disney Imagineering construction management/ coordination experience strongly desired
• Candidate must have computer PowerPoint skills to give presentations, spreadsheet and word processing skills
• Fluent in English and Mandarin
• Possess on-location or in-the-field experience with facility construction and must be familiar with terms used in construction drawings and ability to read and understand the information contained on drawings
• Proven experience managing the construction development process and documentation (shop drawings, document control, punch lists)

• Possess strong managerial and communication skills for overall project management and leadership
