职位介绍:
作为设施维修技术主管,你的主要职责是配合和协助值班经理的日常工作,管理一线员工和班组长的翻班与日常工作安排,包括机械和电气类设施,以及建筑装饰类设施日常的维修和预防性维护、故障排除和维修处理等工作,包括各种暖通空调设备、制冷设备、厨房设备、送排风机、空调水、生活给水系统等;以及给排水、水景设施,管道,能源管理系统,智能建筑,强弱电系统,能量计量维修工作,为系统/设备/管道提供安装、修理和维护,检查系统/设备运行状态和功能状况,确保系统/设备的正常运行。以及项目施工的质量检查验收,安装调试验收等工作。
工作内容:
· 高度重视安全,并身体力行。
· 确保所负责范围内的设施和资产安全可靠,保证演出布景质量。
· 在经理的领导下,负责进行日常沟通联系,安排调度各班组的日常工作。完成施工项目的质量检查验收工作,包括安装质量检查,设备调试验收,设备卡和设备清单的建立,安装质量问题整改结果的跟踪验收等工作。
· 根据经理要求开展技术工作,包括处理疑难工单、进行系统性能优化和提升改造的项目。
· 在经理指导下,对项目有关事项与外部门和供应商沟通。
· 协助经理进行工作,全面监管配合承包商的各类工作,进行项目安全和维修质量的监管。
· 进行日常的预防性维修,故障排除和空调、制冷设备、厨房设备和其它酒水及食品相关设备等维修工作。需要能够有时拖/拉/举起重的设备和工具,能攀爬楼梯和梯子并携带零件和工具。能够在室外或室内及恶劣的天气下工作,能够适应各种排班需要。
· 处理由上级安排的日常的报修,如空调末端设备、冷冻机、厨房设备,包括客房内的、会议室、餐厅、厨房、后勤区域的等。分析故障原因,并及时排查解决故障问题。
· 熟练地维修空调箱、风机盘管、新风空调、厨房设备等,特别是管道的堵塞、渗漏,客房内可能引起天花损坏的空调故障,以及各种装饰类的维修处理工作。
· 分析和诊断设备的运行及故障状态,并向直线经理汇报,清楚地说明设备的运行及故障状态和位置。
· 使用计算机系统或MAXIMO系统管理所分配的工作量。
· 能够安全并熟练地使用手动工具以及公司配备的特殊工具,包括制冷计量表、电流表或钳形电流表、真空泵、电笔、电筒、计量秤和电压表等。需要搬运管子、真空吸尘器和经过批准的喷雾器。必须能够识别故障的、损坏的、不安全的工具和设备,经过公司配备的工具的使得培训。需要频繁地使用电动工具。
· 根据工作范围,选择合适的配件,能够熟练地阅读说明书和识别电路图,根据维护手册采用正确的维修方案和更换流程。
· 与其他同事或其它专业的员工合作,处理各种维修工作。
· 为初级和中级维修技术员工制定培训计划,选择实际发生的安全案例作为培训内容,提高员工的安全意识。协助经理评估其他组员的绩效,提高组员的技术能力。
· 保持设备、设备机房和工作间的干净、整洁。
· 完成领导安排的其他任务。
我们希望您:
· 具有在项目施工方面的经验,包括在暖通空调设备,给排水,供配电等系统的安装和调试,施工质量检查和项目验收等工作经验。

· 持特种作业操作证(根据细分的工种不同,需至少持有低压电工操作证、制冷维修操作证、或焊工操作证中的一种作业操作证等)。具有熟练的手工作业经验与技能。
· 熟悉挂牌上锁,登高作业,受限空间作业,动火作业等各项安全操作流程与程序。
· 有给排水、暖通、机械或厨房维修十年以上经验,或星级酒店同等工作经历者优先考虑
· 能在倒班制的所有时段(即三班中的任意一班)、周末工作。根据工作安排,能在节假日工作。
· 具备标准流利的普通话沟通能力和良好的中文书面表达能力。

You will collaborate with dedicated Cast Members, exchanging ideas and learning from one another as you work together to bring the magic to life.
Job Summary:
As a lead facility technician, your main responsibilities include collaborating with duty manager dealing with daily work, running the shift arrangements and daily work of frontline employees and team leaders, including the routine maintenance and preventive maintenance, fixing, and repair work of mechanical and electrical facilities, as well as architectural decoration facilities. This encompasses a variety of HVAC equipment, refrigeration equipment, kitchen appliances, exhaust fans, air conditioning water, domestic water systems, etc. as well as drainage and water features, pipelines, energy management systems, smart buildings, strong and weak electrical systems, and energy meter maintenance work. You are also responsible for installation, repair, and maintenance for systems/equipment/pipelines, inspecting the operational status and functionality of systems/equipment, and ensuring the normal operation of systems/equipment. Additionally, you are involved in quality inspection and acceptance of project construction, as well as installation, commissioning, etc.
What You’ll Do:
· Place a high priority on safety and take an active part at work.
· Ensure that the facilities and assets safe and reliable, guarantee the quality of the stage settings.
· Under the leadership of the manager, be responsible for daily communication and coordination, arranging and scheduling the daily work of various teams. Complete the quality inspection and acceptance of construction projects, including installation quality inspection, equipment commissioning acceptance, establishment of equipment cards and equipment lists, tracking and acceptance of rectification results for installation quality issues, and other related tasks.
· Conduct technical work as required by the manager, including handling difficult work orders, optimizing system performance, and carrying out projects for enhancement and improvement.
· Communicate with external departments and suppliers on project-related matters under the guidance of the manager.
· Assist the manager in coordinating all types of work with contractors, supervise the safety and quality of maintenance work.
· Carry out routine preventive maintenance, troubleshoot, and repair air conditioning, refrigeration equipment, kitchen equipment, and other beverage and food-related equipment. You need to be able to occasionally drag/pull/lift heavy equipment and tools, climb stairs and ladders with parts and tools. You must be able to work outdoors or indoors and in harsh weather conditions, be adaptable to various shift requirements.
· Handle daily repairs arranged by your superiors, such as air conditioning terminal equipment, chillers, kitchen equipment, including those in guest rooms, meeting rooms, restaurants, kitchens, and logistics areas. Analyze the causes of failures and promptly troubleshoot and resolve issues.
· Repair air conditioning boxes, fan coil units, fresh air conditioning, kitchen equipment, etc., especially blockages and leaks in pipes, air conditioning failures in guest rooms that may cause ceiling damage, and various decorative repairs.
· Analyze and diagnose the operation and fault status of equipment, and report to the line manager, clearly explaining the operation and fault status and location of the equipment.
· Use computer systems or the MAXIMO system to manage the workload assigned to you.
· Use hand tools and special tools provided by the company safely and skillfully, including refrigeration meters, ammeters or clamp meters, vacuum pumps, test pens, flashlights, scales, and voltmeters, etc. You will need to carry pipes, vacuum cleaners, and approved sprayers. You must be able to identify faulty, damaged, and unsafe tools and equipment, and be trained in the use of tools provided by the company. You will frequently use power tools.
· Select appropriate parts based on the scope of work, be able to read instructions proficiently, and identify circuit diagrams, and adopt the correct maintenance plans and replacement processes according to maintenance manuals.
· Cooperate with other colleagues or employees from other professions to handle various maintenance tasks.
· Develop training programs for junior and intermediate maintenance technicians, select actual safety cases as training content to raise employee safety awareness. Assist the manager in assessing the performance of other team members and improving their technical abilities.
· Maintain the cleanliness and tidiness of equipment, equipment rooms, and workshops.
· Complete other tasks arranged by your leaders.
What To Bring:
· Have experience in project construction, including installation and commissioning of HVAC equipment, water supply and drainage, power supply and distribution systems, construction quality inspection, and project acceptance, etc.
· Be able to assist managers in following up on project completion, specific task progress, and feedback under the guidance and arrangement of team managers or service managers.
· Proficient in using common office software such as Word, Excel, PowerPoint and Outlook.
· Have strong coordination and communication skills, able to independently coordinate and connect with other team managers and other business teams. Strong written and oral communication skills, with a certain level of English reading and writing ability being preferred.
· For maintenance legacy issues and maintenance transformation projects, be able to assist team managers or service managers in formulating solutions and be responsible for follow-up and feedback.
· Be proactive in work, able to take the initiative and independently complete tasks and projects arranged by managers under their guidance.
· Proficient in understanding and comprehending the principles of water supply and drainage systems and mechanical or HVAC drawings. Possess extensive knowledge of electrical, mechanical, and water systems to meet the needs of various aspects of water supply and drainage systems/ machinery/ kitchen equipment maintenance.
· Hold a special operation certificate (depending on the specific trade, at least one of the low-voltage electrician's certificate, refrigeration repair certificate, or welder's certificate is required). Have proficient manual operation experience and skills.
· Familiar with safety operation processes and procedures such as lockout/tagout, working at heights, confined space operations, hot work operations, etc.
· Have more than ten years of experience in water supply and drainage, HVAC, machinery, or kitchen repair, or equivalent work experience in a premier hotel is preferred.
· Able to work in all shifts (i.e., any of the three shifts), weekends, and holidays according to work arrangements.
· Possess standard and fluent Mandarin communication skills and excellent Chinese written expression abilities.
