职位描述

职位介绍:     

项目经理承担上海迪士尼乐园设施资产管理部门的项目执行领导职责,需要保持与建筑设施工程、项目控制及施工管理团队紧密合作,协调设计、政府审批、合同采购及维修维护各职能部门确保项目的目标实现。

项目种类包括设施维修、建构筑物的新建及扩建、机电安装、主题饰面及假山塑石,标识标牌、店铺装修、区域开发、特殊活动等等。设施资产管理部门会根据年度计划分配相应的项目给项目经理进行管理。

此职位为后勤区改扩建项目及节能项目实施的责任人,工作重点包括以下几个方面:

  • 总体进度计划的制订及跟踪,保障项目进度
  • 制订项目执行计划
  • 风险分析及管控
  • 深刻理解预算,管理项目费用并月度汇报
  • 配合采购及项目控制团队,负责项目招标策略的制订及实施
  • 变更的管理
  • 施工管理及项目移交
  • 竣工文档及备品备件移交

工作内容:

项目管理及执行

  • 与项目其他参与方共同确定项目执行计划,在项目预算内满足项目功能、质量及进度目标
  • 准备并跟踪维护项目工作范围
  • 准备项目报告并向管理层汇报
  • 准备并参与承包商及供应商的资质审核流程
  • 与公司内部证照及报批团队配合完成项目所有报批及验收流程
  • 确保项目顺利移交给乐园运营及维修团队

准备预算,跟踪及汇报项目费

  • 执行项目预算及财务流程,与设施计划及采购部门合作确保项目的财务目标
  • 向管理层汇报项目财务信息
  • 管理并跟踪记录项目所有花费
  • 跟踪项目工作范围变更及资金来源

项目进度计划及里程碑

  • 准备并监督每个项目的进度计划及关键里程碑节点
  • 确保实现项目的进度目标
  • 与管理层及项目其他参与方沟通项目的进度目标及关键节点

合同的准备及管理

  • 准备项目工作范围,管理招投标过程及合同变更
  • 管理及评估变更申请,跟踪变更并向管理层汇报进度与费用的影响

采购及供应商管理(与采购部门协作)

  • 总体控制项目采购计划,了解单项材料的采购信息
  • 确保供应商的选择满足项目费用及进度目标
  • 协助管理供应商的沟通包括变更审批及进度

施工管理及项目移交

  • 监管FAM项目的施工活动,如有必要作为项目施工现场主要联络人与其他方协调
  • 协调办理建筑物及游乐设施内的施工许可证
  • 管理并准备项目移交文件,包括竣工图及运营维护手册

我们希望您:

  • 申请人需要至少具有建筑工程、建筑学或项目管理本科学位
  • 建筑专业研究生优先
  • 申请人需要有十年以上项目管理经验
  • 持有注册建造师证者优先
  • 申请人需要娴熟的计算机演示文稿的编辑能力并能进行独立陈述汇报,具备office软件的使用能力
  • 英文书写能力
  • 必须具备丰富的合同管理及预算控制经验
  • 必须熟悉施工项目政府报批及验收流程
  • 必须具备施工现场管理经验,熟悉施工图纸用语并能理解图纸内容
  • 必须具备很强的项目管理及沟通能力

Job Summary:  

Project Manager provides project administration and leadership to assigned projects under FOS Facility Assets Management department, working closely with Architecture & Facility Engineering, Project Control and Construction Management team, interfacing with design, permitting, contract & sourcing and facility maintenance teams, ensure project goals to be achieved.

These project types include facility maintenance & repair, new or expansion of building and structure, MEP installation, theme finishes & rock work, graphics & signage, interior finishes, area development, special events, etc. The project manager manages multiple different types of projects in parallel to meet year target.

This position is primarily responsible for the day-to-day management of BOH Expansion Projects and Energy Saving Projects with specific emphasis in the following areas:

  • Master schedule and tracking, monitor project progress
  • Develop Project Execution Plan
  • Project risk analysis and mitigation plan
  • Understand budget, manage and track project spending, provide monthly report;
  • Coordinate with sourcing and project control teams, responsible for tender strategy and bidding works;
  • Change Management;
  • Construction management and project turn over;
  • As-build documentation, spare parts handover.

             

What You’ll Do:              

Project Management & Administration:

  • Participates with other project stakeholders in the determination of project strategies ensuring cost efficiency, construction quality, functionality and schedule compliance;
  • Develops and maintains project scope projections and matrixes;
  • Prepares and distributes project status reports to senior staff members;
  • Develops and participates in Contractor or Vendor qualification process;
  • Cooperate with Permitting team to oversee all authorities’ application and acceptance;
  • Assures the proper project hand-over to SHDR operations and maintenance staffs;

Budget Development, Management, Tracking & Reporting:

  • Implements the project budget/finance procedures, providing or receiving input from LOB, IFP and Procurement to ensure that all project goals are financially met;
  • Responsible for developing, assembling and reporting the highest level of financial and administrative information to senior staff members;
  • Oversees and track all project financial expenditures and activities;
  • Prepares and tracks all projects’ funding for any scope changes or additions to scope.

Project Schedule & Milestones:

  • Develops and supervises maintenance of individual project schedule and milestone calendars;
  • Ensures that all project goals and deadlines are met and on target;
  • Communicates project goals and major milestones to senior staff members and other senior project stakeholders;

Contract Development and Management;

  • Develops scope of work, implements Contractor or Vendor bid, contract and change order
  • Manages and evaluates change requests, track and update financial and schedule impacts into status reports to senior staff members

Procurement & Vendor Management (in close cooperation with Sourcing & Procurement team):

  • Oversees line item procurement information into the project schedule and procurement plans;
  • Assures vendor compliance to budget and schedule;
  • Assists when necessary with the management of all vendor business issues including change-order approval and scheduling.
  • Construction Management and Project Turn Over:
  • Oversees FAM projects construction activities, when necessary, act as main contact point with other project stakeholders to coordinate field construction;
  • Facilitates Permit to Work within operating facilities and attractions;
  • Manages to prepare project handover documentation, including as-built drawings and O&M manuals

             

What To Bring: 

  • Candidate will possess a minimum B.A. in Civil & Building Engineering, Architect, Project Management;
  • Master degree is preferred;
  • Candidate will have a minimum (10) years professional experience in project management and administration;
  • Registered Constructor is preferred;
  • Candidate must have computer PowerPoint skills to give presentations, spreadsheet and word processing skills;
  • Fluent writing in English
  • Must possess strong skills in the areas of contract, budget breakdown and control;
  • Must be familiar with construction project permitting and acceptance procedure;
  • Must possess on-location or in-the-field experience with facility construction and must be familiar with terms used in construction drawings and ability to read and understand the information contained on drawings.
  • Must possess strong managerial and communication skills for overall project management and leadership;
  • Must be able to develop, communicate clearly and supervise subordinates in project tasks, goals and timelines;
  • Must be able to develop, support and enforce, if necessary, Walt Disney Company corporate and FOS guidelines policies and procedures;
  • Must be able to objectively evaluate subordinates and assist them in establishing clear individual goals and objectives.
