Real Estate Operations
- have a deep understanding of the location real estate market, including trends, opportunities, and risks
- be well-versed in the life cycle of property, from acquisition to disposal, and should be able to advise clients on potential opportunities and best practices
- have strong financial analysis skills and be able to manage OPEX budgets effectively related to clients’ portfolio, including rents, government rates or other ad-hoc OPEX.
- understand how to review, analyze, and interpret financial templates to enable informed decision-making.
- able to manage real estate transactions efficiently. This includes negotiating leases and lease amendments, acquiring new properties, disposing of surplus properties, and ensuring adherence to client-driven priorities and commitments.
Account Management:
- prioritize the needs and interests of clients above all else
- understand the client's portfolio and real estate needs thoroughly, develop a comprehensive strategy, and make proactive suggestions that would benefit the client.
- maintain strong relationships with all stakeholders, including clients and colleagues – Network of CBRE brokers, Data Management Team, Project Management Team, Facility Management Team, and Finance/Accounting Team.
- understand who needs to be informed of what and when to escalate issues, maintain a regular communication with all stakeholders, build partnerships, and work collaboratively to meet the client's needs.
- Ability to manage, review, and abstract contractual terms from property related documentation. Ability to analyze and optimize operational processes, maximizing efficiency within account portfolio.
Effective Execution
- have a keen eye for detail, ensuring that all property-related documentation is reviewed. Manage all critical dates and ensure that the client meets all lease obligations.
- work closely with other business functions, including the project management, facility management, and finance/accounting teams.
- ensure integration and interlock between service lines for aligned delivery.
- have excellent communication skills, being able to effectively convey information and advice to clients and stakeholders. They should be comfortable writing and speaking in English.
- excellent prioritization skills, being able to manage multiple projects and adjust to changes in the environment.
- keep track of all activities and ensure that designated tracking tools are kept up to date.
• Relevant educational background or at least 8 years’ of related working experience.
• Excellent understanding of experience in real estate and leasing in the commercial field.
• Proven experience in working with multiple resources on multiple projects and assignments.
• Ability to develop strong customer relationships.
• Fluent spoken and written English and Chinese (Mandarin).
• Proficiency in Microsoft Office including Excel, Word and PowerPoint.
• Driven and hardworking with exceptional communication and presentation skills.
